I rejected a house in Fair Oaks because of a little stream that ran across the property and the property was lower than all the surrounding parcels. Watch for local streams because they cause local flooding. If you want zero flood risk you're going to need to look east and get higher elevation. Rising sea levels could push water up the Delta and West Sac is going to get the brunt of that. Oh, and I forgot the Feather river but that flows into the Sacramento. The Sacramento, the American, the Cosumnes, and the Mokelumne Rivers are all potential dangers. East of Bradshaw and south of 50 is okay. There's a map somewhere that shows potential flood areas. From what I've read, FEMA is currently doing an assessment and the likelihood is that it will be zoned to require flood insurance, and have a similar flood risk as many areas of Natomas. It makes sense given the location.įlood insurance isn't currently required to own a home there (from what I could find), but when you look at West Sacramento on the FEMA flood map it just says that there is no data available.
